 Recognizing the Opportunity

 Orlando is one of the fastest growing cities in the United States.  The real estate market is booming, with more than one and one half million citizens in the 2000 census.  This rapid growth represents a terrific opportunity for land owners in Orlando and the surrounding area to capitalize upon their investment.  With land inside the Orlando city limits at a premium, sellers can receive a great price for their lots or acreage.  With interest rates no longer at their all-time lows and the softening of the Orlando real estate market, sellers should not wait any longer to list their properties in hopes of finding a more favorable market.  Now is the time to list.

 Naming a Fair Price

 Depending on the location of the lot, building, or acreage, the price a seller can receive for their land varies greatly.  The average retail price of a newly built single family starter home is currently approximately three hundred thousand dollars, while existing structures of similar size and location are selling for approximately twenty thousand dollars less.  Of course, as in any American city, some neighborhoods are more desirable than others.  Location is every bit as important in Orlando as it is in other American cities.  Finding a knowledgeable property assessor is the key to naming a fair price.

 Average Time On Market

 As of October of 2006, the average time any one property stayed available for sale was eight months.  This means that, if no new properties were listed from this moment, it would take approximately eight months to sell all the properties currently for sale.  Compared with other American cities, this time on market is very competitive.  While the higher interest rates and increased number of properties on market has made the market somewhat softer, the Orlando home and land market is still one of the best in the nation for land and property owners to make a great profit in a comparatively short period of time.
